A three phase extensive remodel of a single-story building into a new 2-story, 38,000 SF bio-pharmaceutical research facility featuring state-of-the-art labs, research offices and a sophisticated video conferencing room. The first phase included general tenant improvements and the second phase included provision for future 2nd floor. The third phase added a new 22,000 SF 2nd floor plus additions and modifications to existing building. The new second floor skin has an energy-efficient insulated-unit glass wall with floor-to-ceiling panels. Chemistry fume hood exhaust stacks are now screened behind the new second floor structure. The perimeter of the interstitial space, described above, is clad with stainless steel mesh sides to maintain outside airflow, as required by the MEP equipment. The new structure is finished with a clean, uncluttered white roof for energy efficiency and future photovoltaic energy supplementation using curved amorphous silicon panels.
